Property Listing History

Before starting negotiations on any property,  a true listing history can only be ascertained  by cross-referencing  the specific address on the MLS  to accurately determine the length of time that the property has been listed and at what asking price(s).         

The MLS allows listing agents to enter properties as new listings as long as they have been off the market (Expired) for at least 30 days.  Clicking on “listing history” will only display the pricing and time on the market for the MLS  I D#  currently assigned to the property.  Therefore, the days on the market and listing history you see on the property data sheet may only reflect a partial history.

Such property knowledge can often be leveraged to your advantage during the negotiation process.
